Watch it, if you can stomach it: 90 minutes of residents voicing opposition, 30 seconds of silent “deliberations” by the town council before the rubberstamps came out. They couldn’t even utter a single word of explanation or muster the courage to even acknowledge the numerous, legitimate concerns from the community before rubberstamping a community altering development. They gave the developer plenty of time to speak for them though. Guess that’s what we should expect going forward. Gutless.
Please find the only sketch that has been submitted to the Town Council ahead of the APRIL 9 meeting, shown to the right. If you squint you can see the stream running through the middle of this protected watershed area.
Why in the world would the Town consider annexing and granting a 10/70 provision without more detailed plans. Where are the traffic studies? Water runoff plans? Building design detail?
Common sense (and the Town's zoning ordinances) say there should be more detail publicly available at this stage in a development project of this scope and scale.

The construction of another high-density, multi-family housing development is imminent. Bermuda Run overdevelopment is out of control.
A wave of change is happening in our community without a splash being made. Whether by design or unintentional, the planning and development process is not transparent.
The breakneck speed and stealth around these projects is unpredictable, irresponsible, and unsustainable.
Did you know the land for the proposed development project isn’t currently a part of The Town of Bermuda Run? You can be forgiven if you missed this detail.
The property owners petitioned for annexation at the last meeting and the town council will vote on the petition at this meeting.
Don’t let the hearing name fool you, this is far from a technical request, though it is very confusing and complex.
This vote will change the watershed protections currently in place from 24% impermeable development allowed to 70%.
But you thought the current zoning doesn’t allow for this provision? Don’t worry, the Town Council removed that obstacle at the last meeting on June 13, 2023 by unanimously approving the change, with the explanation of fixing an oversight in the last Comprehensive Plan update. Lucky break for Bermuda Run Investments, LLC who is requesting the provision now be applied.
Did you think there would be a direct vote on approving a massive commercial development project with widespread environmental, social and economic implications? Wrong!
If the annexation petition and 10/70 provision are approved by the Council on Tuesday, this project will move forward. You have to look on page 17 of the Proposed Agenda to get the details on how the land is going to be used. It’s always in the fine print.
And that is how another wave of change is coming, without ever making a splash. Unless…
